For instance if the top layer of mortar is crumbling but no separation or deeper cracks are occurring, your home's top layer of mortar might just have reached the end of its lifespan and repointing will be needed.
Similarly, if portions of the brick are flaking off rather than cracking through, that is called spalling, and it is generally caused by non-foundation related issues.
